Living on Jarvis Crescent in Armstrong was great for street hockey as there were only 4 cars on the street. Like many boys I was enrolled in minor hockey, playing all through school and now. I coached in the North Okanagan Minor Hockey League for many years. Other sports of interest are golf and soccer. Even closer to my heart are my two beautiful daughters, who were very supportive when I became a Real Estate Sales Associate in 2003.

1. Can we afford it?

Knowing what you can afford will make a huge difference in a competitive market. Determining your budget and how much financial liberties you have can really help streamline your house-hunting journey

Are you pre-approved for a mortgage? What’s your price range? How much do you have saved up for a down payment? Do you have a little cash kicking around for small repairs or incidentals? You should even take into consideration the costs associated with moving.

2. What are your current lifestyle, and future plans?

You may have a picture-perfect home in mind, or you may not know where to even start when it comes to imagining your future place to live. It may help to first consider your basic needs and non-negotiables in a home. Begin by considering where you live now — what are your favourite things about your current home, and what do you need to change?  

Do you have a dog that needs a fenced-in yard?

What about mobility and handi-capable access?

Do you need a space for a car, boat, or RV?

Is proximity to town, work, schools, parks, or church important to you?

You plan on career changes in the next year or so?

Do you need space for a future nursery or a home office?

3. What is your preferred home style?

Once you have the basics figured out, it can streamline the groundwork for determining what features you want/need in a house. Consider different styles of home, various neighbourhoods

How many stories do you prefer?

Do you want to live in a townhouse, condo or single-family house? 

Could you live in a character or heritage home?

How many bedrooms and bathrooms/ do you need an ensuite?

Want a guest room or an office?

What type of flooring do you prefer?

5 THINGS BUYERS NEED TO DO.

Buyers, you don’t need to feel pressure when you’re buying a home. I realize that emotions and circumstances can get in the way, and the thrill of the “win” is an exciting feeling. There needs to be an element of patience when it comes to making one of the largest purchases of your life. You would be wise to err on the side of caution, be methodical, and be intentional in your actions. Make sure that your agent is working for you and not just trying to get a quick deal put together.

Here are 5 tips for you to remember when you are hunting for a home.

Ask many questions. There is no such thing as a dumb question. Ask anything and everything that comes to mind.

Change your minds: Does the home check off all or most of the items on your checklist? Are you even sure your checklist is accurate? Don’t be afraid to switch directions.

View many homes: Unless it’s love at first sight, and you are absolutely positive the house you want to put an offer on is “the one,” don’t be afraid to shop around. 

Rest and regroup: Don’t let yourselves get overwhelmed. Look at 3-5 homes in a day, not any more than that. Things feel overwhelming if you are trying to get it all done in one shot. Take a break, spread it out, and enjoy the process.

Don’t feel pressured: There are a few circumstances where you will need to buy, and buy now! If that’s the case, then ignore this point. You are doing this for you and your future. Haste makes waste. If you are feeling pressure, take a step back and try to decipher why that is.

At the end of the day, your home-buying experience should not feel like you are not trying to juggle chainsaws in the middle of a whirlwind. Enjoy the journey.

Friday afternoon, and I was scheduled to man the @royal_lepage_downtown_realty kiosk. I haven't done it in a while, so it was nice getting out. The mall was super quiet, so I had a bit of fun making this little video. I did run into a couple of friends/clients who showed me the awesome renos that they did on the house they bought through me ,and met an elderly gentleman whom engaged in an "interesting" conversation with me. Apparently, when I asked him how he was doing, he informed me that he doesn't need to sell. I thought he may have been hard of hearing, so I asked him, again, how he was doing. He then informed me that he's not selling and I won't be seeing a dollar of his money. He then took a business card and marched his little poodle out the door (it was nap time for the dog). It was an interesting day, to say the least.
I will definitely return.
